3 Day Eviction Notice

Eviction is the legal procedure by which a lease is terminated, and the tenant can then be forcefully removed from the premises. In order to file an eviction, it is a requirement that the landlord issues the tenant with proper notice. Essentially, there are four types of notices that can be used to fulfill this requirement for evictions. The type of notice that must be used corresponds with the type of violation that has occurred. A 3 Day is the type of eviction notice issued for all violations except expiration of lease - either a notice to pay rent and quit or a notice to cure violation. As can be predicted, the 3 day eviction notice to pay rent and quit is used for nonpayment of rent, whereas the 3 day eviction notice to cure or vacate is issued in the even of another violation, such as non-paid security deposit, violation of pet policy, causing damage to property, and other breaches that may occur.
