Eviction Notices

Eviction notices are the documents given to tenants facing eviction to provide notice prior to the actual eviction. In order to properly file eviction, landlords are required to provide eviction notices well in advance ヨ at least 30 days for an expired lease or at least 3 days for any other violation. As such, there must first be a violation of the lease for the eviction process to begin. After a violation of lease is identified, the landlords can proceed to issuing eviction notices, which most commonly take the form of a letter or other written document. Eviction notices must be structured according to eviction law, informing the tenant of information such as reason for eviction and length of notice. For tenants that have received an eviction notice, it is a requirement that they leave within the stated time frame or face eviction. When the time period is exhausted, the landlord can proceed to file the case in court.
