Landlord Rights
Although tenants rights are normally discussed more often, landlord rights are also included in real estate law. Landlord rights are a set of rights and rulings that come into play to protect the landlord from abusive tenancy. Since a landlord takes on such a significant risk when renting out his property, these landlord rights are essential in protecting their investment. For example, the landlord has the right to enter the home to inspect for damage, make repairs, or tend to to other needs, as long as the tenants are first given notice. Landlords also have the right to evict tenants by means of the court eviction process if terms of the lease have been violated. Other simple rights given to landlords include: the right to receive timely payment, the right to be informed about the property, and the right to be given notice when tenants are leaving.
