A room lease agreement, also commonly referred to as a room for rent lease agreement, is a lease agreement used when only one room is rented in a multi-room house or apartment. A room lease differs from a standard lease, where the entire unit is rented under one lease. College students and people living with roommates often lease individual rooms, meaning that one house or apartment may actually have several simultaneous leases. Room lease agreements often specify how any common areas will be used. Common areas include areas that are not leased by just one individual, such as bathrooms, kitchens, or porches. Room lease agreements may also outline any shared chores, such as the cleaning of common areas, as well as what percentage of the utilities each renter is responsible for. Other common issues that may be addressed in a room lease agreement include the rules regarding use of any shared telephones, televisions, or other electronic equipment.
