Sublease Contract
A sublease contract is a rental agreement contract between a current tenant and a third party who will be occupying the property during the original tenant's absence. The property is rented from the landlord by the lessee, then rented out to the third party by using a sublease contract. After signing a sublease contract the new tenant, also called the モsublessee,ヤ becomes responsible for paying rent on the property. The sublessee generally pays rent to the original tenant, who in turn pays the landlord. The original tenant is still responsible for any damage to the property caused by the sublessee. In some cases a sublease contract may specify that a smaller amount of rent to paid by the sublessee, leaving the remaining balance to be paid by the original tenant. Consent must be given by the landlord before a sublease contract may be agreed upon. A landlord is allowed to withhold consent, however the landlord must show reasonable cause to do so.
