Sublet Apartments
In real estate, the lessee in the original lease may choose to take on a third party as a tenant, thereby creating another lease under the original, called a sublease. By creating a sublease, the original lessee, now a sublessor, is responsible for renting and paying rent at the same time. Lessees interested in subletting their apartment must first seek approval from a landlord. Some lease agreements may disallow subleases from occurring, or it is possible that, quite frankly, your landlord will just be uncomfortable with a new tenant. After seeking landlord approval and finding a tenant, a contractual agreement must be created and negotiated. However, this lease and the terms of this lease cannot conflict with the original lease, as the sublessor is still liable to that agreement. Subleasing is commonly used by individuals that re-lease their residence during the summer and is also applied when an owner leases out property through an agency.
