Sublets

Subletting is a type of lease where, after a lease has already been formed, a lessee arranges a モsubleaseヤ and re-leases the property with a third party. A person that sublets property is also a lessee themselves, being that they first leased the property from the landlord only to release it. Sublets occur most commonly in real estate, between landlords and lessors, but can an option for other leased property as well. When a new agreement is formed to govern the lease with another party involved, the previous lessee becomes a sublessor and the new party a sublessee. However, the original lease is still legally binding and the sublessor is liable if any violations occur. In some circumstances, it may be possible that the tenant is unaware that the lessor sublets to them. For example, in the case of a real estate company that sublets an office building, the actual landlord first leases to the company, who then sublets the space to its tenants.
