Tenant Screen

Many landlords may perform a tenant screen before renting to a potential tenant. A tenant screen may be used to verify the information on a potential tenant's rental application, such as a tenant's current employment information and past rental history. A landlord may make phone calls to employers and previous landlords and gather records in order to personally verify the information, or a tenant screening service may be used. In addition to verifying rental application information, a tenant screen may also be used to perform background checks and obtain credit history reports and court or criminal records. Landlords often screen tenants to protect themselves against high risk tenants who could potentially cause problems in the future. Many landlords screen tenants to check for past evictions or lawsuits related to rental property. If the results of a tenant screen are unfavorable, a landlord may decide not to rent to the applicant.
